The Residential Air Conditioning Maintenance & Efficiency Service Checklist consists of over 59 individual operations and features of your air conditioning system. Listed here are the first 25.
1. Clean/replace standard disposable filter (filter included)
2. Check the thermostat for proper operation
3. Check condensation drain line assembly & pump
4. Check the indoor fan/blower assembly
5. Inspect the indoor fan motor-electrical connections, components and amperage
6. Inspect air duct distribution system condition for damage/air leaks (visual, if accessible)
7. Test and measure system for proper airflow as per design requirements
8. Test and record for correct equipment cooling temperatures
9. Test for correct air duct distribution system efficiency –Temperature Profile (Score)
10. Measure the system’s Total Static Pressure (Score)
11. Check and tighten the electrical wiring connections in the outdoor unit (24v/230v)
12. Check the outdoor motor fan assembly (shaft & blade)
13. Wash the outdoor condenser coil for best efficiency
14. Check/measure outdoor fan motor for proper electrical operation
15. Test for correct refrigerant charge (superheat/sub-cooling method)
16. Check compressor electrical terminal connections (if accessible)
17. Check 230 volt electrical safety shut off disconnect switch/fuses
18. Test for proper compressor and compressor starting component operations
19. Check compressor crankcase heater
20. Inspect 230 volt air conditioning circuit breaker
21. Check refrigeration line set insulation condition/damage
22. Check for 24 volt circuit overload protection
23. Measure for proper line voltages at outdoor unit and shutoff
24. Check 24 volt condenser electrical control wiring
25. Provide System Performance & Efficiency Report as applicable
